Skip tracing means finding current contact details for someone you already know by name or address. In real estate, that someone is a property owner who hasn’t listed. County records tell you who owns the house. They don’t tell you how to reach them. That is the gap a skip trace fills.

What information do I need to skip trace a property owner?
The owner's name and mailing address (street, city, state and ZIP) give the best results. If you only have the property address, Tracer can look up the people living there, which works well for owner-occupied homes.
Why does Tracer use the mailing address instead of the property address?
For an absentee owner, the property address is where the tenant lives. Tracing it finds the tenant's number. Tracer reads the owner's mailing address first, so the number you get belongs to the person who can actually sell.
Is skip tracing data the same as a background check?
No. Tracer is for lead generation only. It is not a consumer report, and it must not be used for credit, employment, insurance or tenant screening decisions.
Do I have to scrub the numbers before calling?
Every trace is flagged against the do-not-call list you upload and against our own suppression list, so you can see which numbers not to dial. You are responsible for TCPA compliance on your calls and texts.
How is Tracer priced?
