Rental or vacant

Owner name + mailing address

Take the owner’s name and mailing address from the county record (or pull a whole list in Tracer) and trace that. You reach the landlord, not the tenant.

How do I find out who owns a property?

Property ownership is public record. The county property appraiser or assessor lists the owner's name and mailing address for every parcel. Tracer can pull those owner lists for 11 states and filter them by equity, absentee status and more.

Can I get the owner's phone number from just the address?

Yes, with one caveat. An address-only lookup finds the people living at the address. For an owner-occupied home that is the owner. For a rental it is usually the tenant, so for rentals use the owner's name and mailing address from county records instead.

How do I know the number really belongs to the owner?

Tracer checks the number's registered caller name (CNAM) against the owner's name and marks each result as owner, household, or not the owner. You can export only the owner matches.

Is it legal to call a property owner?

Looking up public records is legal, but calling and texting are regulated. Scrub against the DNC registry and follow the TCPA before you dial. Tracer checks every number against your suppression list and offers the federal registry scrub as an add-on. It is not a consumer report and must not be used for credit, employment, insurance or tenant screening.
