How to skip trace a Propwire export.

Every row of a Propwire export has two addresses: the property, and where the owner gets mail. Trace the mailing address, or a call meant for an absentee owner reaches the tenant. Here’s the upload, column by column, and what comes back.

01What the export holds

The columns that matter in a Propwire export.

The export we checked has 43 columns. Most describe the house. A skip trace needs two groups: Owner 1’s name and the Owner Mailing address.

02Step by step

From a Propwire export to a call list.

  1. Export

Export the list as a CSV

Export your Propwire list as a CSV file. Leave the columns as they are: Tracer reads Propwire’s column names on its own.

  2. Check

Look at the Owner Mailing columns

Owner Mailing Address, City, State and Zip are where the owner gets mail, and they’re what gets traced. The plain Address, City, State and Zip are the house. Trace the house and you reach whoever lives there, which for a rental is the tenant.

  3. Upload

    Upload it to Tracer

Create a free account: your first 100 records are free, no card. On the Trace It Up page, press Upload list(s) and pick the CSV.

  4. Map

    Check the column mapping

Before anything runs, Tracer shows which column feeds each field: Owner 1’s name, the Owner Mailing columns as the owner’s address, and Address as the Subject Property Address. Wrong? Pick another column. Save mapping keeps it for your next export.

  5. Phone check

    Pick the phone check

The phone check is free by default: the mobile hunt runs on every trace. In Add-ons, turn on Verified (+2¢ a record) if you want a paid live carrier check. Then press Start batch.

  6. Download

Download the file your callers dial

When the batch is done, open it and download a file: the call-ready file holds the owners who came back with a phone number, Phone 1 first; the full file holds every row.

03How the columns map

What the upload screen shows for a Propwire file.

Tracer maps the columns before the batch starts and shows you the result. For a Propwire export it picks these, and you can change any of them.

Owner 1 only. To reach a co-owner, upload a copy of the export with only the rows that have an Owner 2, and point First name and Last name at the Owner 2 columns.

Every row needs a state. A row with an empty Owner Mailing State is skipped before the batch starts, and skipped rows aren’t charged.

LLCs and trusts. A company as Owner 1 is flagged and worked toward a person: someone named in the company’s name, otherwise its mailing address, marked lower confidence. How to find the person behind an LLC.

04What comes back

What a traced row gives your callers.

Phone 1, the best number

The owner’s own cell is ranked first. Phone 1 comes with its line type, the caller name (CNAM) checked against the owner, and a flag against your do-not-call list and ours.

The rest of the record

Phone 2, Phone 3 and the other numbers found, and emails when found. The line type, the CNAM check and the DNC flag are for Phone 1.

Both addresses

Each row keeps the Subject Property Address, the house from your Propwire export, beside the Mailing Address (traced), so callers know which house the call is about.

05Which file for callers

Three downloads, and what each one holds.

On a finished batch’s page, three buttons download three different files. On the Trace It Up list, the first two are Call-ready and Full.

Download call-ready

For your callers

Owners who came back with a phone number, each Phone 1 once. Owners marked deceased are left out, and so are numbers whose caller name (CNAM) is somebody else’s; the owner’s own line and same-surname lines stay. A number with no caller name stays only if it passes a free address check.

Everything

Every row

Every row, misses included, with a Status and a Note on each: every number that came back, for callers who dial past the call-ready rows, and a record of what happened to each owner.

06What it costs

One record per row, hit or miss.

Packs come in steps of 1,000 records, start at 1,000 and never expire. Verified is extra: +2¢ a row, from your credit balance.

A 5,932-row export needs a 6,000-record pack; the 68 records left over stay in your balance. A new account’s first 100 records are free. Owners your account traced in the last 180 days aren’t charged again. See every pack size.

Your list will differ, so test it. Fresh lists of owner-occupied homes do best; old lists full of LLCs do worse. Trace 100 records free, no card.

08Questions

Propwire skip tracing: FAQ

Can’t find yours? Ask us directly.

Which address do I skip trace in a Propwire export?

The owner’s mailing address: Owner Mailing Address, Owner Mailing City, Owner Mailing State and Owner Mailing Zip. The plain Address, City, State and Zip are the property. Tracer maps the Owner Mailing columns as the owner’s address on its own, and keeps the property as the Subject Property Address in your download.

Does Tracer trace Owner 2, 3 and 4?

No. Each row is traced once, for Owner 1, and the Owner 2 to 4 columns aren’t read. To trace a co-owner, upload a copy of the export with only the rows that have an Owner 2, and point First name and Last name at the Owner 2 columns in the column mapping.

Do I have to rename Propwire’s columns?

No. Upload the CSV as Propwire exported it. Tracer recognizes Owner 1’s name and the Owner Mailing columns, shows the mapping before anything runs, and lets you pick a different column for any field. Save the mapping to use it again on your next export.

What does it cost to skip trace a Propwire list?

One record per row, hit or miss. A 10,000-row export is $99 (a 10,000-record pack) and a 1,000-row export is $13. Packs never expire. Verified adds 2¢ a row. Your first 100 records are free, no card.

Skip tracing cost, compared

What if Owner 1 is an LLC or a trust?

Tracer flags it as a company and works it toward a person: someone named in the company’s name, otherwise the company’s mailing address, marked lower confidence. To find the managers yourself, look the company up in the state business registry.

Find the person behind an LLC

Will I pay again for owners I already traced?

Not within 180 days. An owner your account traced in the last 180 days isn’t charged again: the batch reserves credit for every row when it starts and gives those rows back when it finishes, so re-running next month’s Propwire export only costs the new owners.

Does Tracer check the National Do Not Call Registry?

Not as part of the trace. Phone 1 on every row is flagged against your do-not-call list and ours, at no extra charge. That flag isn’t a National Do Not Call Registry check: checking the registry before you call is your job.
