02Why a call center built it

A wrong number wastes a caller’s time.

Bad data wastes a caller’s time: a disconnected line, a landline ringing in an empty house, a tenant instead of the owner. So the call center built its own skip tracing engine to start its callers on the owner’s best number. Tracer is that engine, open to anyone with a list.

The owner, not the tenant

Tracer traces the owner’s mailing address first, so an absentee owner comes back as the owner, not whoever rents the house.

The best number first

Phone 1 comes checked.

Each owner’s best number is Phone 1, with its line type, the caller name (CNAM) checked against the owner, and a DNC flag against your list and ours.

Tracer traces lists you upload for any US address. For Florida you can also build the list in the app; for the other states with parcel data, ask us for a quote.

  • Phone numbersPublic records and commercial data sources, matched to the owner. We don’t name our suppliers.

What we don’t sell, and don’t do.

Tracer gives you owners to call. A few things it isn’t:

Not a consumer report

Tracer data is marketing contact data for lead generation. It isn’t a consumer report under the FCRA, so never use it for credit, employment, insurance or tenant screening decisions.

Acceptable use

No probate or distress lists

Probate and distress lists aren’t available from Tracer’s data, so we don’t sell them. Already have the names? Trace them like any other owner.

No texting

Tracer finds numbers to call, and it sends no texts. Done-for-you means our callers dial your list.

Done-for-you calling

No vehicle records

Tracer starts from property owners. It has no DMV or vehicle registration data.
